Do I need renters insurance?

No state legally requires renters insurance, but most landlords require it in the lease. Even without that requirement, the landlord's policy only covers the building: your furniture, clothing, and electronics are unprotected against theft, fire, or water damage, and replacing them from scratch can cost thousands of dollars. A renters policy — one of the most affordable on the market — protects your belongings, your personal liability if someone is injured in your home, and pays for hotel and meals if your apartment becomes uninhabitable. At TOP Insurance we compare 30+ carriers for you, accept ITIN, and provide full bilingual support.

Everything you need to know to protect what you own while renting: what renters insurance covers, the difference between actual cash value and replacement cost, what drives your price, and how to save. At TOP Insurance we compare several insurers for you, free, in Spanish, and accepting ITIN.

What is renters insurance and why you need it

Renters insurance protects your belongings and your personal liability when you rent an apartment, house, or duplex. The landlord's policy only covers the building, not your furniture, clothing, electronics, or valuables: if there is a fire, theft, or water damage, those costs fall on you unless you have your own policy.

No state law requires renters insurance, but many landlords require it in the lease. Even when it is not mandatory, replacing all your belongings from scratch can cost thousands of dollars, and a single injury lawsuit in your apartment can cost far more. That is why such an affordable policy makes so much sense.

What a renters policy covers

A renters policy combines three main protections in one affordable plan:

  • Personal property: replaces furniture, clothing, electronics, and other goods after theft, fire, smoke, or certain water damage.
  • Personal liability: covers legal and medical costs if someone is injured in your home or if you damage someone else's property.
  • Loss of use: pays for hotel and meals if your apartment becomes uninhabitable after a covered loss.
  • Medical payments to others: covers minor injuries to guests regardless of fault.

Actual cash value (ACV) vs. replacement cost (RCV)

When choosing your policy you will see two ways to pay for your belongings. Actual cash value (ACV) subtracts depreciation, so you receive what your items are worth today, already used. Replacement cost (RCV) pays what it costs to buy equivalent new items. RCV costs a little more but is usually worth it.

What determines your renters premium

A renters policy is inexpensive, but the price varies with a few factors you can adjust:

  • How much personal-property coverage you choose and whether it is ACV or replacement cost.
  • The deductible you select and your personal liability limit.
  • Location and building type: theft risk, weather, and age.
  • Safety features such as smoke detectors, alarms, and locks.
  • Whether you bundle the policy with your auto insurance.

How to get the cheapest renters insurance

Comparing is the best way to save. At TOP Insurance we compare several insurers for you, free and in Spanish, to find the best coverage at the best price.

  • Bundle your renters and auto insurance for a discount on both.
  • Raise your deductible if you can cover that amount in a claim.
  • Install smoke detectors and alarms to lower your premium.
  • Make an inventory of your belongings to insure the right amount.

Frequently Asked Questions
